Let me explain. My wife and I are real estate investors from Sydney and we advertise to find people who want to lease houses with an Option-to-Buy.

The typical pre-qualified tenant-buyer is able to afford weekly rent. By working with a mortgage broker, they understand their financial situation and know how long they must rent for in order to qualify for purchase. The timeframe and work the client needs to do will be very clear.
Pre-qualified tenant-buyers typically fully qualify for a mortgage within 2 to 3 years. They are very motivated.

Why have a Tenant-Buyer? They are:

 

  • Very motivated
  • Willing to pay full market value for your property
  • Willing to pay market rent during the lease period
  • Pre-qualify to afford weekly rent payments
  • Willing to sign a tenancy agreement that makes them responsible for repairs, not you as the landlord
  • Looking after the property much better than a normal tenant, because they see it as their own.

 

And if the worst happens and they default, they lose their option to purchase and you can evict them just like with standard tenancy agreement. But, the great thing about lease option is that the percentage of evictions on this type of lease is way below normal tenant eviction rates... as such it's a lot safer.

What Do We Do for You?

 

  • Maintain up-to-date contact lists of interested prequalified buyers.
  • Prequalify our clients with a licensed mortgage broker. Clients will clearly understand their financial situation and what is needed to buy your home on specific timeline.
  • Show your home, manage the paperwork and work to execute a sale that is in the best interest of all parties.
  • Assist with set up and execution of a direct debit authorization to collect the down payment and initial lease payment when the agreement is activated.
  • There is no cost or obligation. Even if you find an acceptable buyer before we do.
 

What Do You Need from Me?

 

  • Let us know of your interest to proceed. Complete the contact request form on the Home page of this website and we will contact you within 24 hours.
  • Decide the selling price for your home(s). At full market price or just a little bit more, we will have interested buyers for your home. However, if the price is much over the market value, we will struggle to find a buyer.
  • Establish terms of the Option-to-Buy agreement. We will work with you to make sure your needs are documented in the agreement.
